Our probate team offers a swift, confidential, professional, and comprehensive service. We know how difficult it can be when being faced with the loss of a family member or close friend. Getting a probate valuation of the contents of their former home might be the last thing on your mind but it is important for several reasons. Firstly and most importantly, it enables the accurate calculation of Inheritance Tax liability; but it can also be the basis of the fair and even distribution of estate items among beneficiaries and/or the eventual sale of any surplus items at auction.

Probate Advice:

No two estates are the same. Whether large or small, easy or difficult, we're here to help.

Sometimes a straightforward letter, giving a global valuation of the contents, is all that is required. However, for more complicated or valuable estates, we provide a full inventory of the contents, tailored to the needs of the  Executors and Beneficiaries. HMRC guidelines request that anything with an individual value of £500 or more should be listed separately, and a global figure is placed on the remaining items.  Sometimes a figure below £500 is required to ensure the fair distribution of items to beneficiaries. In this situation, we are pleased to advise on where this figure should lie, within the scope of any individual estate. 

What do I do once Probate is granted?

Once probate has been granted, you will need to execute the terms of any will. In most cases, after specific bequests and other items have been shared amongst beneficiaries, there are often surplus items, ideally suited for auction, together with other items suitable for charity, and items for disposal. Anderson and Garland offer a comprehensive House & Estate Clearance service that is second to none. We firstly offer a free home visit to advise on the value of the residual items, the cost of clearance, the process, and timings. We act as your agents so don't buy anything, but offer our auction services on a commission percentage basis. All costs will be fully explained to you during this visit.
