Probate Valuation and Service

Probate Valuations

Based in Newcastle Upon Tyne, we provide probate valuations for clients across Tyne & Wear, Northumberland, Durham, Teeside, Yorkshire, Cumbria and the Scottish Borders. Moreover, our specialist valuers regularly travel farther afield....they recently valued the contents of a house in London and another in South Wales, so distance really is no object.

Anderson and Garland Auctioneers has 180 years experience working with Solicitors, Executors and bereaved families. We know how difficult it can be when being faced with the loss of a loved one and how daunting it is to have to think about something that you have never really had to deal with before. Our probate team offers a quick, comprehensive service.

Why use Anderson and Garland for a Probate Valuation?

Probate Valuations are required for accurate calculation of inheritance tax liability. Our valuations are presented in a form consistent with IHT407. It is important to get your Report of Value correct to the HMRC so that they don't ask you to pay more or, as often can be the case so that you don't end up overpaying without realising it. Our professional fees for written probate valuations are calculated on an hourly basis and are very competitive.

Probate Advice:

We are happy to advise anyone on the process, what is needed and when for any type of probate valuation. We all live differently, therefore no two estates are the same. We take an open approach to probate valuations and can offer anything from a single letter giving a valuation of the whole estate, or for more complicated estates often of a higher value we provide a dossier of the contents, tailored to the needs of the Executors and Beneficiaries. All items of a value of £500 or over should be valued individually however if a lower figure is required for the purposes of the fair distribution of the estate we are pleased to undertake this and advise on where this figure should lie within the scope of any individual estate.

What do I do once Probate is granted?

Once you have been granted probate of an estate as Executor, you will need to execute the terms of any will or lists that have been made. If after any other items have been shared out and you need the estate clearing, Anderson and Garland offer a comprehensive House & Estate Clearance service that is second to none. We firstly offer a no fee consultation on the value of what is left, the cost of clearance and the process and timings. We offer our service on a commission percentage basis, but carriage and other costs may apply. If we have already done the Probate for you we will have a good idea of all of this ahead of time so simply get in touch with the team member that you have been working with.
